As you well know it is a tough market right now, but it is definitly time to Buy. The Price is right!!! Most of the market is made up of Short Sale properties and Foreclosures which has been the driving force behind the falling prices in our housing market. You will find that most of the prices put on these properties are very close to what they will sell for, some are even lower than what they will actually sell at. Bank-owned homes are sometimes priced low to cause a frenzy among the buyers, which causes them (the lenders) to get a better price for the property than if they priced it at Fair Market Value. There is a misconseption amoung Buyers that the price on a house is just a starting point. They seem to think that this means they can offer 20% to 30% lower than asking price. This typically is not the case. Agents must price the Short sales at Fair Market, based on recent sales in the area. I would like to shed some light on the term "Short Sale". This is a term for Pre-foreclosure, which is used for a home being sold for less than what is owed to the Bank or lending institution. If you decide to purchase one of these homes, please bear in mind that it can take as long as 6 months to get an approval from the lender. There are also Bank-Owned properties available all over Brevard County including: Cocoa, Titusville, Rockledge, Palm Bay, Merritt Island and the Beaches that are much quicker and easier to purchase. If you purchased your home before the "Boom" and would like to sell it at Todays prices, you will find that these houses go pretty quickly. We are lacking in regular house sales and most buyers would prefer not to have to wait forever to close on a house.
